There is some language in the SEC proposal, however, that allows you to do simultaneous accredited and non-accredited fundraising, so you could raise $5MM, for example, with $4.5MM coming from accredited investors and $500k coming from non-accredited investors which would enable you to avoid the auditing requirement while still broadening your investor reach.

As far as your home, just FYI, I'd think you could get a HELOC for 60-70% of MV done quite quickly (perhaps a week, these are retail loans done in the branch, often with no formal appraisal).Even if you were to strike a deal at $500k cash, you need to immediately start calling banks and commercial mortgage brokers to determine financing options on this property, for a future refinance, or to enable you to sell without having to take a huge cash-only discount on it.

Bill Gulley I'm not really involved in this deal outside putting people together and informing my friend on what she might be able to do with her property.The investor we have in mind isn't local to Miami so we've located a property manager in hopes of enabling the ability to put a tenant in the property as soon as possible.Any suggestions on the % of interest earned on the investment?

I have a call into the city planning office to find out what will be required to bring the property into compliance.I think finishing out the Basement to add 2 bedrooms and a bath and redoing the main to open up the kitchen and put in a master suite would enable me to get an easy $1000-1200/mo rent for that unit, the upstairs goes for $800-850 in this market.
