@Keegan Darby  To truly compare private lending to holding you'll want to pin down your ROI a bit more.

We currently target deals that fall through and then make a no-contingency cash offer to hold their original closing date.

Personally off the cuff, probably invest in local new construction and BRR (build, rent, refinance) those to hold long term. 

Reserve enough cash to cover 12 months of holding costs, rehab overruns, and unexpected delays. 

What formula or criteria do you use to decide whether to flip or to hold?

Ok so I'm now leaning more towards buy and hold multifamily but I'm unsure about syndications.

It's good to hear that you want to play the long-term hold game as that is how you'll ultimately build equity.  

So, make sure you are always looking to acquire properties, but I wouldn't hold that goal over your head because you might make bad decision to get your number when the deals just aren't there.
