Can you find a more efficient layout than I plan for the property?

Larger communities like 100+ can afford extras due to large size and efficiently run. 

Heat pump units are more efficient than window or portable air conditioners, more aesthetically pleasing.

The building has 15 efficiency units, 3 1BR units, and 6 2BR units.What process should I use to determine the ARV of the building?  

It's a pain, but I also don't know how to get all of my old transactions from my original spreadsheet into something more efficient like a Quickbooks and I don't want to "lose" all my old transactions by converting now. 

Hi BP,I'm about to close on a duplex in Rochester, NY and was wondering if the community was aware of any government programs to make the duplex more energy efficient.

@Justin Thiesse  those work very well in the right spot and if you can build them efficiently. in some areas and I don't know yours.. but some developers went high end on the storage.kind of like building airplane hangers ( the best rental ever LOL)they built high end for those that have expesnive car habit want a shop to tinker.. need to park their million dollar motor home.. want to build a man cave away from the house..you should see what some folks do to their aircraft hangers.. there should be a reality show on that some pretty awesome ones I have been in.. our is just a hanger..

They want to work with people who have the funds and not potential flakes who are trying some way off the wall transaction and structure that has an extremely tiny chance of every happening.If a broker/agent runs an efficient business model of transaction after transaction then that type of buyer working on a long shot is not their ideal client.
