I had a super traditional W2 job and, BECAUSE OF BIGGERPOCKETS, made the transition from W2 -> into a non-traditional start-up prop-tech company (fired twice in one month)-> Then, I started our own tech-focused general contracting business serving new to intermediate real estate investors.I've more or less retired as a real estate investor (I still have about 50+ doors, but nearly every one of my deals went sideways for one reason or another), and NOW my ONE THING is working as a GC. 

We are seeing a significant uptick in defaulted fix and flip and DSCR loans due to maturity defaults, liquidity issues and rising costs.

More importantly, even if you do have passive investments and do qualify for REPS, it does NOT open the door to deducting your STR losses.

Currently I have three doors, am private lending for two land/new construction homes, and looking to grow! 

I personally own 12-doors in Detroit proper and I'm happy to send folks resources about the market there and/or chat about my experience.

I closed  two of these on Friday same clients.. they had to leave 3200 of their money in on one and 3500 in on another.. and cash flow is north of 250.00 a month and I have helped them amass almost 150 doors in the last 24 months..

With less demand, sellers may be more motivated to offload properties, especially those facing higher holding costs due to rising interest rates.Also, the election season plays a major role with what's going on.

If the line is converted or if rates suddenly rise (like they did recently), you could have a serious problem.
