if they do nothing else in real estate buying a home and paying it off is the best thing they can do instead of renting for 30 years having no deductions and having someone tell them how to live and or disrupt their lives when someone wants to sell ( mainly a SFR if they are renting).. they figure it out.. at least in high priced areas end of 30 years they maybe sitting on a 1 to 3 million dollar property free and clear or at least 500k.. or they can pay rent all their lives and have nothing.

And sure, maybe he is a complainer, but if he's not able to live his life without constant disruption then you're likely going to have the same issue in the future with anyone else that lives downstairs.

The reality is that reducing income to "potentially" save costs does not save costs it only reduces the return on the property.Once you graduate from a couple of doors to tens or hundreds a stricter business approach is necessary to insure maximum return, Vacancies are built into the expenses and the percentage of tenants leaving over a rent increase is very rare as professional landlords quickly learn.Landlords are simply justifying their suplimenting of tenants rent out of a illogical fear that tenants will decide to disrupt their personal lives over having to pay market rent.

I know that might disrupt some things and I might have discussed these two options with the renter in the very beginning so they know there's some sort of expectation but this would likely be my plan of action.

Or their kids were completely out of control running through the building and up and down the stairs without the parents controlling them, and I was sure they would be too disruptive to the other tenants.

Read your lease, mine says tenants have the right to have quiet enjoyment of their place, so if a tenant disrupts that quiet enjoyment that is basis for eviction.
