If you roof, or your foundation is bad; RUN!

besides standard this is what I want: - Tenants actions (previous bad experiences)- FoundationMy current policy doesn't cover any of them, the foundation is the most vital part of a house and I am surprised they don't cover it.

I will be getting it inspected but will be buying "as is" as long as there isn't any serious foundation/mold issues.

Sometimes one can get a good flip in that area due to the considerable foundation problems in the area.

For example if you know you have foundation issues it does no good to know how big the problem is if you will end up paying for it either way.

The foundation is poured slab.

I am interested in a property in Houston that will need a lot of love and possibly some creativity to help determine 1) if it's a solid building and foundation and 2) how easily it can be remodeled to maximize ROI.

the house is 1912, maybe check out the big ticket items --- foundation, floorboards, Hvac, windows, roof .    

There is also currently a new 4 BR septic being installed, and there is also an in-law apartment downstairs.I estimated repairs at $20,000 by experience I've had in the past doing construction and home improvement and I can also probably do 90% of the work myself unless there are plumbing,electrical, foundation or other major issues beyond my skill set.I used zillow's comp tool to give me an estimate of what the house is worth and zillow says $365,933, which seems a bit crazy to me but who knows.
