The only special tools you need are a $17 cutter and a $65 wrench.

It's much more likely that the place has been patched up and rigged six weeks from Tuesday to get it on the market and once you have a tenant in there all kinds of expensive stuff will start to go wrong from Month 1.I'm a self-managing DIY landlord with C/D rentals in a Rust Belt city running a small mom and pop operation. 

Most people can't afford anything better than a ho-hum subdivision cookie cutter house.

He said the biggest problem he had was the steadicam operators putting on too much weight, since they were used to much heavier rigs.

At my age I want to take advantage of cookie cutter systems to hit the ground running.  

Unfortunately, he purchased one of those cookie cutter websites and hasn't finished updating the entire website (or removing the Jenny Craig testimonials).  

We can't approach this Demographic with a cookie cutter Real Estate solution but rather customize a solution for first time home buyers with lease option, house hacking, and building micro/tiny homes etc..

He also runs a trucking company with multiple drivers and rigs owned free and clear.
