Realistically, the tenant should bear the costs of eradication, however how does one prove who introduced the pests to the building?

Buying a "higher crap rate" or instant cash flow does not mean you are buying wise.

They write crap like that just to make you feel like you're not spending a fortune but in reality unless you got money to burn it really is a fortune to some especially those who are struggling to pay their own bills.

I just have to be patient and save my hard earned mulah lol A couple more wholesale deals under my belt and maybe I will have enough capital to pounce on a property myself and rehab the crap out of it.

The one exception is the odds bet in craps, which really does pay out true odds.

There is mouse crap in the walls and several of the baseboards were soaked in dog urine (can you say animal abuse). 

Are you okay that a commercial septic system will need to be pumped more often as tenants dump grease, personal wipes, and other crap that can cause them to go out early in their life?

We did late last year and it's been invaluable.But for the bigger stuff, so far in the one house we bought last year we've removed something close to 110 cubic yards of crap so far (3x30 dumpsters plus 3 trips with the dump trailer so far), probably still got another 20cy to go in the garage.

Yes it was messy but you dig about 2 ft deeper so any crap goes in the bottom then you put in dirt to stand on.
