Lawn / Snow / Pest Control -- who's handling?

As a retired CPA, I have seen more than my share of bankrupted RE investors who were over leveraged with many properties.All the more reason to emphasize developing good due diligence practices, having some skin in the game and staying on top of legal requirements, maintenance, finance and tenant screening criteria.

Even though it’s rent controlled, we don’t feel the level of tenant entitlement is as high as A or B areas.

Any advice or best practices would be great appreciated!

You are transferring various liabilities, namely maintenance and operations aspects from you too a buyer. gaining some liquid capital (down payments), while retaining control of assets. 

This kind of practical knowledge can accelerate your own growth.4.

I am a GC so I have some control on the rehab budget if that makes a difference in the calculation. 

Stop trying to control everything and start delegating more.
