Direct lenders control their guidelines (and can make underwriting exceptions) and only have access to certain lending products.

Are you folks talking about a Ground Lease which gives you long term use and control of the land,etc. but it’s never yours unless you contract to buy it.

For most, my stance is good luck finding it better elsewhere as life is relative.Just focus on what you can control and most of it is then irrelevant. 

This area is pretty hot right now in my opinion given it is transitioning, but all of it is rent-controlled for older buildings.

As for the rodents, call a company and have them come out and deal with it...take photos before and after so if the tenant does something (ie puts out more rice), you can show that the tenant is deliberately doing things to attract rodents. ya we planning to call the health inspec saying the fridge is their to use but if they make it dirty and smelly we cant control that and its their responsibility.

Be aware though that fractional deals can be a logistics and control problem if the loan defaults and there is a need to foreclose.Having money idle is an issue with hard money lending.

I have had a couple of lenders tell me that I can't tell them that I am going to live in the property but they can't control what I do after the loan closes *wink*.

You can't value add stocks and you can't personally impact the value of stocks, you have absolutely no control over their value.

Absent a clause in a trust that provides for a beneficiary to designate powers of sale (or will, if that’s the controlling document) then you are just an interested buyer party.
