Thanks Kevin, Thanks Peter..Good info, we are trying to get cheaper money by financing it ourselves and getting 1 partner in on the deal.15% do seem high, i can see myself running for the fences at 15%, but like you all said, every deal is different and we do have to find creative ways to play with the numbers.

Here is a little more info related to my question:My (note: "my" means my wife and me) daughter likes her job and finds it rewarding and fulfilling, and I am putting no pressure on her at all to change careers--my job has nothing to do with RE.

Just was looking for info about areas and such.

We’re one ofthe few property managers that require W-2’s and a bank statement and we go way beyond the traditional, “income must =3x rent” qualifier.Below is more information about what our Applications Department does to screen applicants and find the best tenantspossible for your property.Required InfoWe require the following from each applicant over the age of 18, that is not a dependent of anotherapplicant (as evidenced on a tax return):Copy of acceptable state picture IDRecent YTD paystubRecent W-2Recent Bank Statement, all pages, no info blacked outRecent tax return if self-employedApplicants are often slow about turning this information in, asking us why we need it and then takingseveral days to submit.

I was thinking of throwing in (yet another) tool; Breezeway.It supposedly takes all info from Hospitable and allows you to communicate with tenants, but also all vendors and streamline tasks like cleaners, maintenance etc from one platform.

I think you are answering your own question here - if you can't find reviews or much info online then....
