And keep in mind I'm an insurance agent who has access to all sorts of plans.If you have the spare time to pick up a job @ Home Depot or Starbucks part time and get that covered, it's probably worth it. 

Only recently tried renting out the spare bedrooms I have but I really don't like living with other people.I'm looking to invest in single family rental properties mostly but want to learn about it all.

I always suggest self managing only if you plan to have one or two and have enough time to spare for the communications and to learn all the systems that can help out to have it perform to your standards.
