Collaborate with leasing agents to monitor the market, ensure optimal rents, and proactively plan for the lease-up of current and future vacancies.

I would recommend connecting to any local REIA meet up groups in your area: I have learned about housing and zoning, future projections of growth, tax lien homes, and many other topics as well as grew my group of mentors, collaborators, and a curated list of contractors for my projects.

If you feel like the balloon opens you up to significant liquidity risk you should openly discuss that with the seller up front and try to collaborate on new terms that remove that risk.

If there is someone that is already doing this or an expert, I wouldn't mind collaborating with no pay so I can learn what needs to be done.

Now we are acquiring MF in a different market (still AZ just outside the greater Phoenix area).We have an amazingly collaborative community here in Phoenix.

In the meantime,  I created a free discord chat server for us local investors to network and collaborate. 

After some initial collaborations, they saw that I am really into real estates and demonstrated some track records on improving some of their current portfolios.

Why don't you say that you collaborate with a group of investors and that one of them will bring the funds to close out the deal?
