The biggest thing I could encourage here is this:  dig into the "clouds" of where you want to go in real estate and MOST IMPORTANTLY why and get really clear there.

when you buy them, do not buy them via quit claim, buy them with title insurance. they are really good at finding clouds on title

In addition, the Probate office in Perry County seemed cloudy/unclear on other aspects of recording a tax certificate or deed and, from what I could tell, was incorrectly using terms like "redeem," at least once stating that I, the investor, had to "redeem" a tax certificate before they would let me record it.To further cloud things, the judge told me she spoke with Shelley Tice, who reportedly confirmed that it was necessary to pay a "deed tax" in order to record a certificate.

Turns out the property had no real chain of title, had been sold at tax sale and re-acquired by the same owner several times, in addition to several other clouds.
