Whenever you plan on buying a property in the future, do not take the seller agent word for it always do your due diligence and make sure you get a certificate from the township that clearly states how many units are legally allowed in that building. 

For LTRs, prioritize markets with population growth and strong job markets.Wherever you choose, work with an investor-friendly agent who knows the local market and can help you analyze deals.

Austin is a unique beast in itself, and many property owners have an overly inflated perception of their property's value.When I flipped a property in Austin, I sourced it through a New Western agent.

If you are concerned about the house's value, have an agent in your area comp the house for you. 

From what I gathered thus far as an agent, a lot of trading goes on behind the scenes.
