The outside drain still has some cast iron pipe with some small tree roots in it and I plan to get a plumber to clean and reline the pipes with that blue stuff.

Running an Airbnb also means lots of Work since you have to find guests, clean up after them, and be ready for new ones all the time.

Are you providing cable and high speed internet, security system, cleaning service etc?

Do we have to give the tenant the names of vendors or all people who we're at the unit giving estimates or doing the clean out?

Let them go.... with the stipulation that you can start advertising and showing the unit ASAP- they make sure the unit is in good condition and kept clean during the process.When people need/want to leave, they will..... the lease wont stop them.

I have have heard of other strategies to get a clean title. 

In our lease agreement, tenant agrees to keep premise clean, safe and in a habitable condition. 

Our thoughts are to buy it, clean it out, paint the interior, fix up the second bathroom, and put it back on the market.
