The carpet was stained like someone walked around spilling who knows what and never bothered to wash it up, very dirty dirty walls, black water in the toilet, screens busted out of the screen doors, the fridge was new but you about died when you opened it from the smell of rotting food...you get the picture.

In this case, parties do not have record title (yet) so at best they have is the black box known as inheritance.They might be able to assign their beneficial interest in order for you to buy pizza-by-the-slice, however you'll still need to ultimately end up with marketable title.
