Team,I'm trying to get my deal analysis muscle flexed through repetition.

Started doing some site analysis and found 2 great locations or opportunities. 1.  

I would worry much less, at this stage, about which account is going to earn you more than how to make more money at your job or take on a side gig also to enhance it.A lot of blogs and people will have you focus on the micro here, not buying Starbucks, or getting a .01% better yield, but that doesn't really matter right now because it's not a big earn.

I am working a couple other zip codes (38117 - East Memphis & 38122 Berclair) but main focus is 38111.I have done some in depth analysis on my YouTube channel if anyone is interested in seeing how I run my numbers and always happy to hear constructive criticism or better ways to do things.Additionally, later today I will have a video out reviewing "Rent To Retirement" and giving an overview of their site and academy. 

I am in the early stages of a 203k purchase/investment in Jersey City or Union City, New Jersey (NJ).

side note, I am new to MHP investing, and I'm also thinking that working with a lender will make sure my sure diligence is thorough.thanksjosephI think your analysis is incorrect.  4 unit MHP typically operate at a loss, not a $30k profit.
