I let my stupid/loser/deadbeat brother/sister/grandson/daughter/son live there and he/she stopped paying me/isn't helping out/has a bunch of drug addict friends.

I have been a property manager for over 15 years and my speciality is low income housing and inner city management, so I am very familiar with the issues that landlords face (drugs,crime, and the like).2. 

First impression was that the areas we went through could be called transitional in the sense that they were going from one gang to the next, and the drug of choice was probably changing often, but David reminded us that in every neighborhood there are good people, good families and good tenants that need a safe and decent place to live.

Add in drugs and alcohol and even my model will see problems now and then.  

Yet they end up doing too much alcohol or drugs.  

Elderly tenant with declining mental faculties gets taken advantage of by some young drug addicts (meth and other stuff) who convince her to let them take showers at her place (water is included with rent) and they start hanging out there and stealing from her.  

Murder, suicide, a 2 year old drowning, house burning down, sitting in a driveway with a shotgun in my hand holding off gang bangers, being assaulted by potential renters, drug dealing, drug growing, more lock outs than I can count, and you have the GALL to say I am afraid of a hanging rain gutter!  

One great benefit to the Solo 401k that can help alleviate those disadvantages in many cases is the participant loan feature.

He responds that they probably do drugs.

I'd suggest a Crime Free / Drug Free Addendum be added at the same time.
