As a sole operator, you have all the policies and procedures in your head and can apply them to many properties without referring to a binder.

Replaced all the windows in the building, insulated the attic and redid the front stoop and cellar doors.

I believe these are all POHs as well. 

I did a search on the forums and insurance seems like it could be a major problem.Shouldn't be an issue at all. 

Mortgages are all below 4.5% - no intention of changing those.

I’ve currently used a local bank to fund my last three projects, but it can be a bit slow and we all know conventional lending has its drawbacks.
