Be aware of the acceleration clause in her mortgage.Offer to lease the property with an option to buy, give her an option payment or monthly option payments that apply to the balance (this represent a no interest loan)Buy it at a great discount and offer her a percentage of the net profits when the property is sold (after you force the appreciation) at an agreed time of 3-5 years.

I don't stop for a second to think about IRS rationale for various rules - I have no power to influence them, so I just want to get maximum benefit from their rules and regs.You depreciate the cost basis, which includes your purchase price plus capital expenditures - and diff. parts/systems can have different depreciation schedules if you choose to adopt accelerated depreciation.

The 6,600 (550*12) is my operating expense budget. my goal was to make my money on the equity pay down (4,712 the first year) or a base cap rate of 2% plusEvery year this will go up as the principal payments accelerate and any unspent operating funds (the 6,600) would go straight to the bottom line and increase the cap rate.If you have any tips or think i'm missing something glaring please let me know.

You could trade one issue for another there..And even some asset protection folks admit you will get angry letters from the lender and may have to revert back to your name anyway if they accelerate the debt (so back to square one).

I don’t enjoy the field I am in and wish to transition into a career in RE while at the same time accelerating my RE investment activities so I can have a better retirement.I’d say my investing interests are SFRs and multi-family, buy-and-hold mostly, with some flips (after I get experience) to generate cash for future down payments.

Use the positive cash flow to 1) build a reserve for unforeseen maintenance you will need to do on the property in the future (like replace a water heater or AC unit) and 2) use the excess cash flow to accelerate the retirement of the debt on the property.Use the equity you have in the property to build your balance sheet, and use the strength of your balance sheet to borrow money to buy another property not the equity in another property.
