I'm not a lawyer so this is not professional advice, only advice from my education.I don't think the 1003 application is overkill, the more documentation, the better in the event things go sour.In terms of...Terms, from what I've heard from Larry Harbolt who I attended an in-depth seminar on regarding owner financing...The terms are completely up to you.

I attended habitually when living in Cincinnati and will still attend when travel schedules overlap the meeting dates.

A lot of title companies aren't comfortable with that but attend a local REIA and ask who they use for that stuff good luck!

When I attended 2 of the Tallahassee Investor Network meetings, which granted is not many, I found them uninformative (one podcast on Biggerpockets will teach you much more).
