At this time the investors I work with are flipping while interest rates and prices are high.

Congrats and good luck.I'd recommend against a syndication on a deal this size because you can expect the costs to be $10K+, which means you are giving up a large % of your profit to legal fees.

Since the DST uses cost segregation, your depreciation breakdown appears correct, but the calculation is little more involved than this.

This would be my first JV and am open to any advice suggestions on the best way to proceed.
