UPDATE: rents really never dropped in Detroit after the Great Recession.Only property values did.This is pretty much true of the majority of the USA.Detroit values now pretty much exceed their pre-crash highs and have exceeded it in many Neighborhoods:)

It takes one call to a realtor to run comps on MLS and tell you what the true numbers are. 

You mentioned the semiconductor chip factories in Sherman and Denison (suburbs of Dallas), and I'm assuming you're referring to Texas Instruments building out and renovating new semiconductor fabrication factories, which is absolutely true.

I don't say that in a demeaning manner to anyone, but a true honest reflection on "service/solution/goods" businesses (which is most businesses). 

Yes I believe you are correct, there is no true leak in the foundation but rather runoff from the hill above it needs to be rerouted around the home.

Great Addition - on the switch from year to year - arguably the biggest flag in my opinion in Real Estate - "shiny object syndrome" switching from niche to niche repeatedly (especially as a "Guru") - whats tried and true for RE success IMO is people that stick with one strategy and niche (type, market, strategy, etc.) for years, stay focused when its in and out of flavor, and end up with big wealth and track record after years.Definitely flags of the last few years when people go from "STR" to "Multiamily Syndication" to "Boutique Hotels" to "Experiences" and so on... 

This holds true in these new build scenarios.

It is true it is harsher when on well, but in my experience with proper maintenance its not as bad as people say.
