Ask your accountant for guidance on this front, and if your accountant doesn't know what cost segregation and bonus depreciation is, consider replacing them with one who does.

Agree with most on here… the 4% commission will entice and motivate a few realtors that do not have much business, so you could put on “agent remarks: a bonus of $1000 for any full price offers if we get into escrow by said date _______.”  

I am currently looking for someone to remodel the bonus room on the back of my house.

The boat has a faster depreciation time and may even qualify for bonus depreciation.

As a bonus, once my stocks hit a certain level and I find a new investment, I can take those out and use it as a down payment for a property.

Additionally, I can conduct a cost segregation study and take a massive bonus depreciation the first year, which will reduce my taxable income.
