As an investor I look to not only find a great property but to add value to the neighborhood by fixing up my own properties and eventually buying properties to fix up that will help revitalize the neighborhood.I commend you for your DD and hope others that are new to RE read your post to get an idea of what things need to be done to ensure success.

@Alison BrennerOne thing to confirm with the attorney after rereading this is to confirm if you get a lien waiver from your contractor then you are good and do not need sub and supplier liens.

Read through it last week and rereading it again with a better understanding of the terminology.

Re-read your question and ask yourself if you would trust the person that wrote it enough to do business with that person.

Additionally, as a retired Realtor, I would encourage my colleagues to re-read the Realtor Code of Ethics. 

Re-reading the original post, both the flange AND a wax ring were replaced.
