W2 income is stable, predictable and as the statistics show, likely much higher than someone will ever earn going in on RE full time.

So, making a mortgage payment and a reasonable car payment might work out fine.

There's a lot for sale as well, and a lot for lease.

I have a team in the area to do the rehab and a trusted realtor. 

Then there are some in between that may have a composting outhouse and a hose spigot, but no full electricity etc.  

Added solar panels and a hot tub.

With careful planning and a willingness to learn, house hacking can be a rewarding and profitable investment strategy.

U can have zero experience and just need a few bucks and a  good credit score and you can buy a home to live in or a rental.. but not development deals.. different ball game
