Hi Fellow investors, i recently took over a 27 unit complex and it came with two pools - overkill for apartment of this size. 

So the total may be as high as $2000.That's a decent chunk of money for my little rental business and I'm wondering if this is pretty standard, or is it overkill for me to spend this much on this particular thing?

I think that unless you have a large amount of assets beyond your real estate investing or you have lots of different partners you do projects with that doing an llc for every property is probably overkill and complicating things more than you need.

LLCs for each  SFRs is severe overkill of the first degree.

@Ani KapWhat most people are proposing is good for drive ways but extreme overkill for a small sidewalk like that.

Phil Earley Thanks Phil, I was thinking more in the lines of certified mail with return receipt, but there's always a line where unnecessary and overkill, so just wondering where it is when it comes to landlording.

I agree with others that say the need to do this is way overkill.

The report stating there were no mold issue will stop any further concerns and be a smoking gun to kill their case if they come after you....which they won't.Its total overkill, but if its bothering you and keeping you up at night, then get the mold report and move on with your life and never give these people a second though again

Options for 18" are too limited and they are the same price if not more expensive.I agree it may be overkill for a small studio like this, but it also seems expected (or at least an advantage) for the type of tenant I'm going for.Thanks for the input on STR Dan, I will look more into this for San Diego and my neighborhood.

I don't really need over 10 homes and even that may be overkill to cover my expenses but the point is to see where you are in life and what is important.
