Plus the apprasal and origination fees etc it’s starting to feel like an expensive $80k mortgage. 

If they have a lower credit score or there are other flags than we charge them last months rent also.

For purchases, some lenders use the projected rent on AirDNA if the occupancy score is high enough and take a 20% management expense against the gross rents so 80% of the gross rents is used to structure the loan.

I have seen a Heloc lower an investors scores due to excessive tradelines and due to the balance to credit limit percentage.

So, despite the purchase price of original light versus the ceiling fan the ceiling fan is an "upgrade" for a tenant.

I have not received favorable terms from the local bank I worked with on the original loans, and they are unwilling to work with the RV Park whatsoever.This is in Clay County, Alabama.

Gains in a long term hold can be refinanced and used for another property, but the gain is not taxed.I originally wanted to flip homes and make quick gains when I started investing.
