We found syndication and abandoned the smaller MF unit strategy and went straight for a 173 unit deal - closed it in Nov of 2019 and we're currently under contract to sell it.

Hello BP, I am an investor here in Jacksonville Florida looking for some innovative strategies/advice to find good deals on rehabs here in Jacksonville.

I'm an innovative and talented Real Estate/Planning professional with a passion for creating long-term, strategic impact on communities.

They are desperate for business and eager.My ARV was not right, I believe it is $4.2 at a cap rate of ~10%, and yes ideally this should be good enough for many investors to show interest in this project, but the issue is that we (the partners) do not have any past experience accessing the right channel of investors, not do we know how/ where to go about getting the right investors.Our plan was to rehab 3 blocks (total 18 blocks) of ~8 units each in Nov/Dec, rent out in Jan and with the income start rehabing the others.

Prior to finding this helpful website of like-minded individuals, I started and finished my first 'BRRR', as I see it's being called...and I thought I was an innovator!

He certainly thinks outside of the box and some of his strategies are innovative but I don't fully understand others and I like to think I am fairly smart.
