I would imagine he is referring to being all in (purchase + repairs) up to 80% of ARV (in addition, maybe he has a lender who will loan up to 80% LTV).

It's been a few years since I've lived in Lou myself, but can't imagine the numbers making sense on a short-term rental in that part of town. 

I imagine I could do this with up to 20 with minimal challenge. 

I imagine finding a local contractor in the area that could do it would be a start but haven't had much luck populating that list with candidates.Any advice/input on other ways I can find candidates or types of companies/services to look into would be very helpful.These properties are in Ohio not DC btw.Thanks!

Offer someone some money to talk market with you and I can't imagine that that wouldn't be the best way to get the info you're looking for!

I can't imagine being allowed a stepped-up basis when living because people would abuse it through straw man transfers left and right.
