FYI:  A dual zone whole house AC install was ~12k (albeit some times back).The ductless mini-splits are effective even if only one per unit as they reduce the humidity of the whole unit which can greatly impact the comfort level.

It's technically legal in Washington State but most real estate agents won't provide dual agency for obvious liability reasons but I always ask when submitting an offer through the MLS, although I never want to endanger the agent or request favorability in any way.

I know some banks will do none recourse with very large downs.And why do you recommend non recourse for other than the obvious reasons.. do you think that this kind of investing is risky therefor you should have no personal exposure to the loan and can walk with no worries.I know TExas is a dual action state..
