In addition, I'll have to have some trees taken down that are too close to the house (dead ones) and am spending some money on smaller fixes that are adding up (new stove, light fixtures, blinds, etc.).

That includes appliances, washer/dryer, all fixtures, mirrors, etc.For extra stuff -- like home warranty or furniture -- that's a negotiation point, and for a good offer, we're happy to throw those types of things in.

See if you can find a local property manager, invite them out for a cup of coffee & get their opinion on different parts of your local market.  

You still have the same amount of internal fixtures per unit, sinks, toilets and the like.  

I drink 12+ cups, a pot in the morning, my coffee cup is a German beer stine  (3 1/2 mugs  per pot) that I've carried since 1974 as my coffee mug for mess hall coffee in the Army! 

It is water damage from a faulty fixture.
