This is my workflowTake the lists of Pro, DIV, Exp, NOD, NOT, etc and import them into a master spreadsheet (requires some column readjustment from csv files)Pivot the data, filter only for owner occupant, SFR NOD, NOT, Pro, Div and import them into Road Warrior (good app)Pick a neighborhood in SD and use road warrior to pick my leads (I can ‘check in’ to each lead and write a noteIn my master list, input that i’ve visited the house, and if i should add it to a Do not contact, watchlist, or follow up (just realized I should also add my notes into this, which I haven’t done)Add the houses from my Driving for $$ into another listSpreadsheets are hell to manage databases, do you guys have suggestions on how I can make it easier to follow up with people?

But some circumstances require that the property be held, such as when the end buyer is getting a conventional loan and Fannie/Freddie requires that the loan app be dated AFTER the B Buyer close on the property and officially is the owner of record.

@Noel Ruiz (sure wish that would work in app) I think the spokane market is a great market to be investing in, just running numbers off basic finds on realtor.com site decent cash flow and that's not doing the hard work of driving for dollars, or direct marketing, or other ways of finding killer Deals.I like the perry district, I think it's a cute up and coming area, and I also like browns addition.

There are also other options used by larger landlords which give the landlords direct access to background info without the tenants having to do anything other than sign your rental app.
