Will we see some affordability shock/ stagnation in the market, or will this give buyers some needed breathing room/ leverage. 

I would much rather go in prepared instead of an unsuspected curious resident that breathes on my neck watching over my shoulder as I pull their nasty hairs out of a shower drain.

It's like saying breathe air, it's good.

It is not a perfect science, but I always like to plan around a 3/1.5 comp even when my property is a 3/2, giving myself a little breathing room.This can still be confusing until you get more confidence in your market... so, I would definitely reach out to you local agents who can help you.

Congratulations on getting you license.....this is awesome and the very first step.As others have mentioned most brokerages will take in just about any breathing body if they think you have a chance of making them money. 

I sometimes have to hold my breath and do things even though I know I am being played because not buying it now will be much more painful 3 years from now.

I call this period “The great reset”  A period in which we all need to breathe and reevaluate our holdings and perhaps our strategy going forward.
