Hello i have called several banks and credit unions and cannot get a home equity loan on rental properties i own Free and clear but if i were to put a property in my name today and tell the banks i lived there for 6months already how do they know how long ive been living there??

I have had a great experience with Union Bank and Trust.

I currently own it fre and clear and am looking to get a HELOC for $50k from a local credit union or a community bank. 

I'd try the 5 to 10 smallest banks/credit unions in your area.
