like others said, fix up the fence, paint the deck (you can do it yourself); put crown molding up in the home; stainless steel appliances would've been nice and not that much more $. got some of that colored paint cement and paint the frontway/stoop. someone can reseal the asphalt driveway for $50-$100. tile the bathtub; change the closet knobs. have you called the agents who have walked thru for feedback?

My close friend in Florida has big buildings and he fills up all the pools with cement to prevent from liability. 

The other plus is it will cover us if my husband wants to do an excavation job or make a cement countertop for someone (his new passion). 

I have seen people pull all the copper from the home and pour cement down all the drains because they were pissed off.

We have since installed plumbing and cemented over.  

She didn't even mention this, but I also offered to send her a copy of my utility bill to prove it was my residence, just in case she was worried it was a scam.Then, all of a sudden, when she realized she would need to put her money where her mouth was (duh)...it turned into, "oh, well first she needed to talk to her friend to cement the travel dates and blah, blah, blah."  

Didn't it feel like you're just in a cement slab garage, even if it has a couch in it?  

After you've seen some of the worst REOs (think: cement poured in all the drains, all the freakin copper ripped on, no evidence of any HVAC equipment, etc.) the worn-out houses you see from mom & pop sellers will look like GOLD.

You just need to make sure that there are no cracked shingles and if there are you should be replacing them ASAP with cement siding to match
