I watched the 3:28:27 YouTube video "How to start an AirBnB business the ultimate free course" Rob posted on his channel Robuit and now feel equipped with everything I need to start my 1st STR.

I'm looking for deal structure, pros and cons, tips, etc.My goal is to buy some of these new small affordable starter homes at a price that will cash flow, after foregoing my half of the equity split. 

I have been told to start off in the rookie section and go on YouTube and listen to as many podcast as possible.

The testimonials on YouTube seem scripted, and I've come across mixed reviews, which has made me question the $15k fee they charge.
