The only issue here might be that if you don't have enough time to turn the property around in 3-6 months you'll be really racking up holding costs.

If you do it consider making some of the kitchens into specialty kitchens, pizza oven, BBQ/smoker, micro brewery, bakery ovens and cooking racks, donut fryers. 

For example, you can't replace wooden siding and windows with vinyl which is a constant maintenance. 

That way you do not spend 1-2 year researching creative financing strategies or trying to rack your brain around what OOS markets should I invest in and what ones i should stay away from.
