Its nice.

Can't really see the metal wall from my house but you can see the roof to the commercial building as you're driving in and in the winter the trees provide less cover - although there is a very high and nice privacy fence to separate. 

I'd message the sponsor and tell them you'll be traveling to the area and it'd be nice to get a brief tour to see progress.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

. , I do have a nice family from my church who is helping me with my son, so I do have a little bit of time and flexibility to work with, so I want to maximize my time and spend it in the best possible way.  

Personally I don't mind moving into a nicer house every couple/few years, the house we just bought and moved into is super nice.

For your first project it is nice to be able to see it, talk with all the people involved, know the area, know the schools, know the employers, know the neighborhood, meet your trades, etc. 

The pool table is a great one I have found, especially if you find a nice one on the FB marketplace.

Its a 4 bedroom 2 bath nicely updated home.

Cap rate is one metric and it's like using your weight to determine your fitness level. 300lb NFL linemen are faster runners than a 200lb McDonald's regular.
