I would not be penny wise and pound foolish with these, it could cost you thousands.

They know they need to do so, but resent you telling them and if they ever do shed the extra pounds, it'll be on their schedule, never on your's.

The payment would be really low on this note and you could pound the principle with the excess rent and in no time have it paid off.  

You're in good company in your quest to balance money savings with pounds of ibuprofen consumption.  

You'll be completely unprepared for when something unexpected and unwanted happens (which it will).  

Maybe you can stop by there when you're in town to get "100 pounds of yeast and some copper line", as the song says. 

Then big picture, under fifty bucks or so, I take a few lumps for the larger rent check and long term happy tenant....could be penny wise pound foolish to come down too hard as they may not renew.....if you are the helpful guy who saved the day, they may stay a few years..
