Imagine your local currency was facing ultra inflation!  

We've built out our construction arm to a point where we will be able to save a ton of money (and ultimately control a lot of construction related variables) by doing it with our own company.Are you using the ultra efficient, everything included in the rent model as way to offer "Affordable housing", or will you be targeting market rents?

For 2014, the BoC gives inflation at 2.03%, the CPI is presently pegged at 1.90%.However, if you are performing discounted cash-flow analysis on a property you are analysing for purchase, I would encourage you to be ultra conservative:a) assume no rent increase;b) assume an operating cost increase of 2.5%;c) assume no appreciation of property value.If the numbers still work under the above assumptions, you should have a solid performer.  

I like to do this in high-risk areas so my purchase price is ultra-low and I might have the cherry on top of more long term appreciation. 

Of course, these normally sell for $95-135k, but this owner is ultra motivated.

@Ivan Loza Ultra newbie here, I have a very similar goal to yourself of retiring early and generating passive income long term in Apartments or Multi-family housing. 

This woman is no shrinking violet. 

Relevant homes is the name of it.. its a labor of love and he can afford it.. most folks simply could not put out millions in cash and wait and hope LOL.. his units are custom and sell for more money than what it would cost to stick build. what you save is time and a lot of his sales are rural were SECURITY is an issue.These are not your Grandparents storage container homes these are ultra custom .

However, the design that looks like tile is not yet available in the click type Ultra.

Personally alot of these syndications get financing so aggressive that in a down market it would make it nearly impossible to sell or refinance so I would never invest in anything with ultra aggressive financing regardless of the syndicator's ability to execute.
