If you're planning to use it as a true revolver, an equity line of credit is probably still the best option, even at 10%+, because use of the funds wont be constant.

So for example, if "paint exterior" is supposed to take 1 week, in 1 week it will send me a notice that it's supposedly been done, so then I can reach out to see if that's true.

UPDATE: rents really never dropped in Detroit after the Great Recession.Only property values did.This is pretty much true of the majority of the USA.Detroit values now pretty much exceed their pre-crash highs and have exceeded it in many Neighborhoods:)

Great Addition - on the switch from year to year - arguably the biggest flag in my opinion in Real Estate - "shiny object syndrome" switching from niche to niche repeatedly (especially as a "Guru") - whats tried and true for RE success IMO is people that stick with one strategy and niche (type, market, strategy, etc.) for years, stay focused when its in and out of flavor, and end up with big wealth and track record after years.Definitely flags of the last few years when people go from "STR" to "Multiamily Syndication" to "Boutique Hotels" to "Experiences" and so on...
