Overall, it could lead to a more cautious approach to buying and selling, with more emphasis on long-term holds rather than frequent exchanges.

This approach helps to avoid being taxed on appreciation and allows for higher depreciation in the future.

However, in hindsight, I wouldn't take the same approach again.

Most lenders are charging 2pts these days, but I'm starting to see that approach 1pt or less, especially for experienced borrowers. 

HOWEVER - if you're approaching it more so from the perspective of wanting a place to settle down and possibly later on emphasizing on school districts, your evaluation criteria will be different than someone who is a pure investment play.

Hiring expeditors seems to be the right approach from what I know.

@Michael Baum, sometimes base runs are better ;-) It's not a time vs. money approach, it's passive vs active investing.

We have yet to have an investor who wants to put an airplane in their rental but niching down and designing for your ideal guest is certainly an approach that we take to help investors and host see success in their markets.
