Charles, you're a CPA you know what an investment is LOL....Jon, I agree totally and I'd have to repeat much of what you said.Use to be and still in many areas, landlords are "operators" as well as one who acquires RE for a profit in a short period of time.If you had a candy store, buying sugar really isn't seen as investing, it's inventory and part of operating the business.

You can also look into a RUBS (residential utility billback system) that will record the actual consumption by each unit and you can use that to divide the bill.You may have to wait until your leases come up for renewal to change the lease.
