The location you're referencing will likely require substantial rehab capital.There may be some out of state investor who hears NC and throws their money at a portfolio, but this feels like it'd need to be cash transaction.

Unless they are buying in a different state their realtor doesn’t know  anyone, their broker doesn’t have a franchise in, and for some reason won’t research the area’s realtors.

@Tim Thompson  it could get tricky,  check your states laws on evicting victims of domestic violence.

You need to think about not just the potential income but also the potential problems such as city ordinances, state law, insurance, potential eviction issues, etc.

We also would like to see if we can find an awesome agent to help us with this out of state investing journey. 

I've personally undertaken BRRRRs that took me 6 months to stabilize but part of that for me is the BRRRRs being an out of state side hustle I suppose. 

Money is in owning the lot as stated above.
