thanks, @Brian Burke - that explains it - the numbers you've all been discussing above are highly speculative, particularly in today's financial climate - I'll take the "low" (10-16% net pre-tax cashflow p/a) that we've been seeing in our condos over the risky potential discussed here any day of the week, but I do realise it takes all sorts.

Biggest problem was one popcorn bedroom ceiling that took several coats of oil Kilz to eliminate the ever seeping tar residue.The mattress on the floor did protect some of the original carpeting.The original 'speculator beige' paint (in the bedroom) surrounded with a nuance of 'eau de tar' residue ...But in all fairness it wasn't all cigarette smoke!!!!!!

I know many people invest out-of-state and are quite successful at it, but buying something in an area I'm completely unfamiliar with and relying 100% on the opinions of real estate agents, property managers, or investment companies, which have their own interests to serve, strikes me as a shot-in-the-dark.I'll stick to buying and holding in SoCal for a couple of decades and wait for appreciation to make my gains, commonly known as "speculating" among those new to the game.
