Not only do you need to be able to clearly communicate with both tenants and owner but you also need to be able to see where they're coming from in certain situations to be able to get anywhere with coming to a solution.  

Be sure to search the forums for more depth.Long story short, I got started in arbitrage in 2016 before it was even referred to as that.

My advise would be to do more phone calls to past job references and living situations and ask open ended questions.
