Intent is to live in the largest area of the house, rent an already existing basement apartment on short term rental, add a bathroom and kitchenette to two finished rooms in the garage and create a second short term rental, and then put a yurt in the back yard with sole access to another bathroom that'd be installed in the garage as another STR.

I suspect you would have trouble proving anything and a lawsuit would be more time and money than just installing a drain from the wet side into the sump well.

If I hire an architect to help design & permits, get the foundation done by a licensed contractor, have Tuff Shed build the shell (they install it too), and if you can hire out subs to finish up the rest like electrical, plumbing, HVAC, flooring etc.. would self managing the project work?

I forgot about that.I will probably want to install can lights and I know that can be a problem because then they want you to run separate lines to the electric box.
