Its been a long time since i was involved in a 203K transaction, but if  I recall they need to be a HUD approve Contractor, and you pay through the nose for them. work closely with your lender to be within the guidelines for the loan product.

I think he has one.. and right now he is on a tight personal budget.. to go to the matt with someone who is paying and risk having an eviction at this time when your going to sell in a year to me would be biting off your nose to spit your face.. it will at the end of the day prove a point but it will I flat guarantee cost the OP a lot more money then if he just plays along and gets to the end of the lease and they leave willingly and don't do any damage or anything.If your in the business and have a bunch of rentals I get that mind set its what you do.. but this is a different situation..
